Master Planning: There are many issues that have an impact on a commercial construction project and these issues must be addressed early in the planning of the project. These issues include such items as the utility services, ingress and egress requirements for the property, fire safety, life safety, parking standards, DOT requirements, zoning, storm water drainage, sewage disposal, waste management and environmental impacts just to begin with. Almost any project should have, at the very least, "basic master planning." Master planning helps the client devote some thoughtful consideration to the future needs and probabilities for the project as well as planning for the current needs and requirements. Master plans are general ideas as to what is envisioned for the particular project especially as it relates to time. The master plan is not set in stone so to speak and may be revised over time as needed. It is an overall assessment of what the client and planner expect to happen "over time"as best as can be projected from the present. The bottom line is to develop a"vision" for the future as it relates to the project, not just concerning yourself with "here and now." We can review the project with you and help you examine and identify issues that should be planned for ahead of time. We can help you develop a master plan that incorporates all your current needs and desires as well as those that may arise in the future.
ProjectDesign: After the master plan is complete the next step is actual project design. This is where the specific needs and desires of the client are identified as well as the other issues that have been identified by the master plan that will influence the project. After all the required information and research has been collected and in close collaboration with the client, the goals, vision and ideas of the client are carefully evaluated by the designer in order to develop a design solution. Depending on the size, scope and type of project it will be determined with the client whether the design services should be conducted in-house or if we should acquire the services of a design professional to discuss the project and decide on a course of action. We believe the "design-build" method of design and construction is the best project delivery value to the client and suggest this system be used whenever possible. The architect/designer and builder work together during the design process to project the budget, discern the appropriate construction techniques, prepare comparative cost analysis of systems under consideration, and prepare detailed quantity take-off estimates as well as provide value engineering for the project. This will save valuable resources in time and labor and produces inherently better quality in a shorter project delivery time. We can produce a "Projected Construction Budget"when an acceptable design solution is reached. When the construction budget is acceptable the client has the option to initiate the construction phase of the process. We believe the Design/Build format for project delivery is the best project delivery method and value for all parties involved. We can go into much more detail during the consultation meeting to show you how this is a great value and may be the perfect solution for your project.
Construction
Anderson Builders has constructed many types of commercial building projects. They include government military contracts, public works projects, competitively bid private projects as well as negotiated and design/build projects. Our projects have ranged from church facilities, senior citizen centers, manufacturing facilities, retail sales centers to recreational baseball batting cages. Our goal is to work as a team with the architect and engineers to create the best possible project for your budget. If your project requires a design professional we can help connect you with someone that would be a good fit for your project. We can set up an appointment to assess your ideas and what you envision your project being. We can help you determine what your best course of action should be, project the probable phases, governmental impacts and the best method of project delivery for your situation. If you choose thedesign-buildmethod of project delivery we will work closely with the architect/designer during the design phase to ensure that the most efficient construction methodologies are incorporated from the beginning. We can prepare construction cost analysis, projected construction budgets and estimate cost differences to determine the most efficient construction processes. We can perform value engineering throughout the design development. Our method of detailed quantity take-offs allows us to precisely determine exactly what a project will cost. We are committed to directing our clients through the design and construction process of their project without undue frustration and anxiety.
Development
Our emphasis on design-build construction is the perfect project delivery method for anyone contemplating a real estate development project. We will guide you through every phase required to get your project completed. We can work together to identify your vision for the project and then develop and complete the master plan. We can design your project, partner with or help you acquire the services of architects and engineers that are a good fit for your type of project. We can identify all the governmental agencies that will require input to the project. We can develop budgets for the different phases and help you value engineer your project to insure it's affordable and profitable. At our initial meeting we can identify what information and additional data may be required to evaluate the projects success. We can assist in the research and evaluation process to determine the validity of the project. If needed we can guide you to financial institutions that lend on the type of development you are considering so you can determine what special conditions may be required for projects like yours by the lenders. We can help you break it down into phases if required for more strategic planning and the ability to get the earliest return on investments. There are many open-ended issues on a development project that do not exist or impact a typical commercial building project and we would be delighted to work with you to bring your vision to reality.
